Each one story home is conveyed to the purchaser in fee simple. This means that the owner has the right to determine the future of his property. He may will it, rent it or resell it. The deed is for the property the home occupies.
The surrounding property is jointly by all homeowners in the form of the Association. The Association takes care of all lawn maintenance, building exterior maintenance, insurance and taxes on the common areas and beautification of the common areas.
Each time a home is sold or resold a fee of $4,000 is given to the Association. This money is maintained in a Capital Development Fund to the used for the maintenance and development of the property. This has enabled the homeowners to build a beautiful clubhouse and pool.
Most all homes are built as a duplex and are all two bedrooms. They have either one, one and a half or two baths. Each home has either a carport or garage with outside storage. Homes range in size from approximately 1,000 sq. ft. to around 1,500 sq. ft.
Prices of the homes will vary, but currently will sell between $80,000 to $120,000.
